What We Wash
Concrete. Driveways, sidewalks, walkways, patios and pool decks. This is where Albuquerque dirt shows most: fine grit works into the surface, monsoon mud stains it, and oil and rust spots sit there until something takes them off.
House and building exteriors. Dust and pollen build up on walls year-round here, and the south and west faces take the worst of the sun and wind.
Wood. Decks, fences, pergolas and shade structures. Wood needs less pressure than concrete, not more — done wrong it furs the grain and you can see it for years.
Block walls, brick and masonry. Courtyard walls, property-line walls and brick facades, including the dirt line that builds up along the bottom.
Stucco Gets Soft Washing, Not Pressure
Half of Albuquerque is stucco, and stucco is exactly where pressure washing goes wrong. High pressure drives water in behind the finish and blows the surface out — damage you can’t undo with a second wash.
So we don’t do that. Stucco gets soft washing: low pressure and a detergent that does the work, so the dirt and the sun-baked film come off and the finish stays where it belongs. If a company quotes you a stucco wash without using the word soft, ask them what pressure they plan to use.
Residential and Commercial
We do both. Homeowners booking a driveway or a back patio before guests arrive, and property managers, restaurants, offices and general contractors who need a building washed on a schedule or before a handover. If you already use us for post-construction cleanup, this is the same crew and the same invoice.
Pressure Is Not the Point
The mistake people make with pressure washing is treating pressure as the goal. It isn’t. The right pressure is the lowest one that removes the dirt without hurting what’s underneath, and it is different for concrete than it is for wood, paint, masonry or stucco. Too much pressure etches concrete, strips paint, splinters wood and drives water where it shouldn’t go.
We match the pressure and the method to the surface, and if a surface can’t be washed safely we will tell you that instead of doing it anyway.
How It’s Priced
Pressure washing starts at $150 — a two man-hour minimum — and is priced by the labor hour after that.
Labor hours are combined crew time, the same way our cleaning works: two techs for three hours is six labor hours. Most driveways and patios come in at or near the minimum; a whole house exterior or a large commercial elevation takes longer.

When to Book
Spring, once the wind season has finished redecorating everything, and again after the monsoon in September or early October — particularly if you have guests coming for Balloon Fiesta. Commercial accounts usually run quarterly or twice a year.
